The Three Levels of Integration

Level 1: Scheduling — BMS sends time-based on/off commands. Level 2: Scene control — BMS triggers lighting scenes based on occupancy and daylight. Level 3: Analytics — BMS collects energy data, fault reports, and optimizes operation. Most GCC commercial projects should target Level 2 minimum.

Energy Savings Potential

BMS-integrated lighting with occupancy and daylight sensors typically saves 30–50% of lighting energy compared to manual-only control. For a 10,000m² office in UAE, this translates to approximately AED 50,000–100,000 per year in electricity savings.

Before You Specify

Define integration level (scheduling / scenes / analytics)
Confirm BMS protocol (BACnet, Modbus, KNX)
Specify DALI-to-BMS gateway with correct protocol translation
Plan data points: which zones, what data, how often
Budget gateway hardware and commissioning separately
Coordinate early: lighting and BMS consultants must align

Common Mistakes

Lighting and BMS designed by different consultants without coordination
No gateway specified — DALI and BACnet don't speak the same language
Ordering integration gateway after BMS is commissioned — causes delays
Not defining data points early — results in basic on/off instead of scene control
Assuming 'smart building' = automatic — still needs programming and commissioning
